The seller agrees to offer the Integri-T guarantee plan to the buyer, at the seller's expense. The Integri-T guarantee
protects the buyer in case of latent defects and ensures protection up to $50,000 for a three-year period following
the signing of the deed of sale.
For the guarantee to take effect, the buyer must provide a recent prepurchase inspection report from an independent
and qualified building inspector to Integri-T so that they may determine the admissibility conditions of the building.
By signing the Promise to purchase, the buyer declares that they have read the guarantee document and accept the
terms, conditions and restrictions.
The present sale is made with legal warranty of quality, which is, however, limited to the Integri-T coverage
period of three-year. At the end of the three-year period from the deed of sale, the sale will be deemed to have
been made without any legal warranty of quality, at the buyer's risk.

Please note that since the new provisions of the Real Estate Brokerage Act came into force on June 10, 2022, buyers are recommended to be represented by their own broker in a real estate transaction. In fact, the listing broker represents the seller. However, it is nevertheless possible for a transaction to be concluded without the buyer being represented exclusively by another broker and in this case the listing broker will provide him, in an objective manner, with the information relevant to the transaction, in particular at the respect for the rights and obligations of all parties.
